A wealth management adviser (CGP) guides you on your financial investments and insurance. A notary certified in wealth management does far more: he designs a comprehensive strategy integrating your real estate, financial and professional assets, then executes it legally through authentic deeds (gifts, divisions of ownership, SCI articles of association). It is a 360° approach that few professionals can offer.

Division of ownership consists in separating the ownership of an asset into two distinct rights: the usufruct (the right to use the asset and receive its income) and the bare ownership (the right to dispose of the asset in due course). By giving the bare ownership to one's children while retaining the usufruct, one transfers wealth during one's lifetime with reduced taxation, since the value of the bare ownership is lower than that of full ownership.

The SCI (Société Civile Immobilière, a non-trading property company) is a powerful tool for organising the holding and transfer of a real estate portfolio. It makes it easier to gradually give shares to your children (with allowances renewable every 15 years), avoids the deadlocks of joint ownership (indivision), allows the taxation of rental income to be optimised and simplifies the collective management of family assets.

Several tools help reduce gift and inheritance tax: statutory allowances (€100,000 per child every 15 years), division of ownership, gifts of bare ownership, life insurance (which benefits from a very favourable tax regime outside the estate), the donation-partage (lifetime gift and division of estate) and, for business owners, the Pacte Dutreil, which allows a 75% exemption on the value of the shares transferred. The earlier the better, and ideally before the age of 70 to take full advantage of life insurance benefits. Wealth transfer is a gradual process: starting at 50-60 makes it possible to use the gift allowances several times (renewable every 15 years) and to significantly reduce the tax bill for your heirs.
